LICIUM

Check your vendors against Florida's official records.

We look up each contractor's state license, workers' comp coverage and stop-work orders. After your first results, you can keep the list on Record watch: when the state posts new records, we read it again and tell you when something changed.

For condo and HOA management companies in Miami-Dade, Broward and Palm Beach. Send your vendor list; one vendor is fine and the first check is free.

Records change quietly.

In the five days after September 25, the state's workers' comp records changed for 3 of the 83 contractors we were tracking.

The permit office checks coverage when a permit is issued. That check does not tell you whether coverage changed afterward.

What a certificate in your file can't show

An officer exemption that looks like coverage, removal from a leasing policy, a stop-work order, or a policy canceled after the certificate was issued.

Can't we look these up ourselves?

Yes, the records are public. The catch is what happens between checks: a policy gets canceled or a stop-work order comes in, and nobody looks again until the next renewal. On Record watch, we look again at your whole list whenever the state posts new records, and tell you what changed.

After your first results, you can keep your list on Record watch.

When the state posts new records, we read your list again and write to you only when something changed, with the date we read it and the state's link.
